Location
Super Cub Subdivision is located approximately 36 mile southwest of Skwentna and 9.8 miles northeast of Beluga Lake.
Access Details
Summer access to these parcels is challenging. It may be possible to land a float plane in area lakes and then overland to parcels. Winter access is by ski-plane or snowmachine. All parcels abut a platted, yet undeveloped, airstrip.
Utilities
There is no municipal water supply or sewer system. No water supply or sewage disposal system shall be permitted unless it meets the requirements of the Alaska Dept. of Environmental Conservation (DEC). Please see the plat notes and the Sewer and Water section of this brochure for details. There are no utilities (electric, phone, internet, etc.) currently in this area.
Local Government
This area is within the boundary of the Mat-Su Borough and is subject to applicable platting authority, local ordinances, and property assessments. Local ordinances may impose setbacks, easements, or restrictions in addition to those mentioned under Restrictions above. Please check with the borough for details of current ordinances.
Fire
This area is in a Full Fire Management Option. See the “Fire and Burning Activities” section of this brochure for more details.
Notes
Parcels within this subdivision may contain wetlands and may require a U.S. Army Corps of Engineers permit prior to the placement of fill materials into these areas.
Restrictions
Structures shall not be placed closer than 75 feet from the normal high water mark of a watercourse or body of water of any sort. Easements affecting these parcels, as depicted on the plat, may include, but are not limited to, section line, access, slope maintenance, utility easements. Information on restrictions, easements, reservations, and setbacks may be depicted on the plat, contained in the plat notes, or be recorded separately.
Survey and Appraisal
Super Cub is survey ASLS 80-132, located in Section 23, Township 16 North, Range 11 West, Seward Meridian. The survey has been filed as plat 81-114 in the Anchorage Recording District.
Right-of-way Status
Rights-of-way within the subdivision are undeveloped.
Homeowner's Association
Any subsequent owner of any parcel within the subdivision automatically becomes a member of the Super Cub Homeowner’s Association created to govern said subdivision. Covenants pertaining to this subdivision are recorded in Book 604, Page 718, on June 5, 1981, Anchorage Recording District, as document #1981-029663-0.
