Location

Tazlina Northwest is located west of the Richardson Hwy, approximately 5 miles south of Glennallen near the Tazlina River.

Access Details

Access is from the Richardson Hwy to a gravel pipeline access road, 20-APL-1 (shown as Klawasi Ave on the survey plat). From 20-APL-1, head south on Dadina St, west on Chichokna St, south on Kuskulana Way, all of which are pioneer roads. The last 0.50 miles to the parcel are undeveloped.

Utilities

There is no municipal water supply or sewer system. Please see plat notes and the Sewer and Water section of this brochure for details. There are no utilities (electric, phone, internet, etc.) currently in this area.

Local Government

This subdivision is not within the boundaries of an organized borough. It is located within the Unorganized Borough and is subject to the State of Alaska platting authority.

Fire

This area is in the Critical Fire Management Option. See the Wildland Fires and Burn Permits section of this brochure for details.

Notes

Access to the parcel along the Trans-Alaska Pipeline is prohibited without permission from Alyeska Pipeline Service Company. These parcels may contain wetlands. Purchasers must obtain permits from the U.S. Army Corps of Engineers before developing any wetland areas.

Restrictions

Easements affecting these parcels, as depicted on the plat, may include, but are not limited to, utility easements. Information on restrictions, easements, reservations, and setbacks may be depicted on the plat, contained in the plat notes, or recorded separately. The eastern lot line has a 20ft utility easement. There is a 15ft public utility easement along the platted right-of-way on the southwest lot line.

Survey and Appraisal

Tazlina Northwest Subdivision is ASLS 79-226, located in Sections 17 & 18, Township 3 North, Range 1 West, Copper River Meridian. The survey has been filed as Plat 80-4 in the Chitina Recording District. Also see the associated Easement Vacation Plat EV-2-85, filed as plat 80-16 in the Chitina Recording District.

Right-of-way Status

Klawasi Ave is a gravel road. Dadina St, parts of Chichokna Ave, and Kuskulana Way are pioneer roads. The other rights-of-way are undeveloped. A portion of Moose Way is pioneer road; the rest is undeveloped.
