The Lakes

Parcels 1087 -1090 are located on the northeast shore of Susitna Lake. Parcel 1091 is located on a small island in the northern part of Susitna Lake. Parcel 1092 is located on the west shore of Lake Louise. Parcels 1093 & 1094 are located on west shore of Dinty Lake.

All parcels are shore front and are accessible by boat, float plane, or snow machine from the boat launch on the south side of Lake Louise. The boat launch is accessible from Lake Louise Rd., approximately 16 miles north of the Glenn Hwy. Susitna Lake is adjoined to Lake Louise by a narrow and shallow channel.

There are no water supply or sewer systems (public or private) available in this subdivision. Check the plat notes and see “Sewer and Water” under the “Developing Your Land” section of this brochure. There are no utilities (electric, phone, internet, etc.) currently in this area.

The subdivision is within the Matanuska-Susitna Borough and subject to the borough’s platting authority, local ordinances and property assessments. Local ordinances may impose setbacks, easements, or restrictions in addition to those mentioned under “Restrictions.” Please check with the borough for details of current ordinances.

This area is in a Full Fire Management Option. See the “Fire and Burning Activities” section of the brochure for more details.

Parcels in this subdivision may have abandoned improvements on the land. DNR has not necessarily inspected these parcels to determine if remaining debris is present. DNR is not responsible for the disposal of any existing debris.

All parcels in The Lakes will be subject to the following restrictions as a condition of sale: *50 foot public access easement upland from ordinary high water *100 foot building setback upland from ordinary high water *50 foot public access easements along certain upland lot lines, and 30 foot utility easements along certain upland lot lines. Information on restrictions, easements, reservations, and setbacks may be depicted on the plat, contained in the plat notes, or be recorded separately.

The Lakes parcels are US Survey 3494 located in C006N007W18,19, US Survey 4590 located in C008N008W22, US Survey 3504 located in C006N007W06,07, and US Survey 4591 located in C008N008W13,14,24. The parcels are in the Chitina Recording District. The surveys have been filed with the US Dept. of the Interior and are available from the BLM. RST 1522, the Lake Louise Trail, is platted 100-foot right-of-way that passes through Parcels 1093-1094.
