Area Information

Why Stake?
Selatna II offers an opportunity to stake remote property in the Kuskokwim river valley, including interior lots and water frontage lots on the Kuskokwim and Selatna Rivers.
Location:
The staking area is located approximately 30 miles southwest of McGrath and 57 miles northeast of Stony River.
Terrain and Major Features:
The staking area is in the Kuskokwim River valley. Topography includes a combination of hills, level ground, and wetlands within the staking area. Elevation ranges from 300ft to 1500ft.
Access:
Summer access is by boat or floatplane along the Kuskokwim River. Winter access is by snowmachine.
Climate:
Typical of interior Alaska, this area has a cold, continental climate with extreme seasonal temperature variation and low precipitation. The average high temperature in July is 69°F and the low is 52°F. The average high temperature in January is 3°F while the average low is –14°F. Average annual precipitation is 18 inches with 86 inches of snowfall.
Soils:
The soils of this region are primarily boreal forest-silty slopes and boreal taiga-loamy frozen colluvial slopes. Soils range from well to poorly drained. Permafrost may be present, generally at a depth of 10 to 40 inches. Low lying areas may contain wetlands, possibly requiring additional permits for construction or disturbance.
Vegetation:
The vegetation is mixed birch, aspen, and white spruce in areas of higher elevation. Black spruce is found in the lower areas.
Water Source:
The Kuskokwim and Selatna Rivers, and runoff streams typical to the terrain provide surface water within the staking area. Water quality is unknown.
Title:
Tentatively Approved State Lands: Lands within the staking area are tentatively approved to the State of Alaska, Selection Applica-tion AA-21509.
Fire Management Option:
The staking area has Full, Limited, and Modified management options.
Game Management Unit:
Game Management Unit 19D.
Municipal Authority:
The staking area is within the Unorganized Borough and subject to the State of Alaska platting authority.
Mineral Estate:
This area is closed to entry for locatable minerals (e.g. gold, silver, platinum, etc.) by Mineral Order 1035 (Closing).
Allowed Uses:
Parcels are for recreational use only during the lease period; no commercial use or permanent residence is allowed during the lease. These restrictions no longer apply after the parcel has been conveyed into private ownership. Permanent residences are permissible once a parcel is under purchase contract.
Easements, Setbacks, and Other Restrictions:
The following restrictions may be applicable to parcels within the Selatna II Staking area: • 50ft minimum right-of-way on each side of RS 2477 trails. • 30ft centerline easement along existing trails through or along any staked site. • 50ft public access easement along the ordinary high-water line of public and navigable water bodies. • Minimum 30ft public access and utility easement along interior parcel boundary lines. • 60ft public access easement along all existing unnamed trails. • 100ft staking setback on the Kuskokwim River. • 100ft staking setback on the Selatna River. • 100ft building setback from public or navigable water bodies. • 50ft staking setback from wetlands. DNR may reserve additional areas for future public use and access prior to staking.
Improvements:
Prior to construction of any structure or waste disposal system, contact the platting authority for any permits or for required setbacks from water bodies, lot lines, and easements. All on-site waste water disposal systems must meet the regulatory requirements of the State of Alaska, Department of Environmental Conservation.

The estimated survey cost for this area is $5,500 - $6,500 per parcel. The estimated appraisal cost for this area is $500 per parcel.
