Area Information

Why Stake?
Lost Creek II offers an opportunity to own a remote property out-side of Fairbanks. The area offers great views and is near the Dalton Hwy.
Location:
The staking area is located approximately 75 miles north of Fairbanks, and 2 miles west of the intersection of the Dalton and Elliott Highways. It is east of the Lost Creek drainage and north of the Dalton Hwy.
Terrain and Major Features:
Primarily forested, hilly terrain at an average elevation between 1000-2000 feet. The Trans-Alaska Pipeline System bisects the area from NW to SE.
Access:
Access is via the Dalton Hwy, between the Elliott Hwy intersection to milepost 5. The staking area is north of the Dalton Hwy. Starting in 2029, DOT&PF will be rerouting miles 0-7 of the Dalton Hwy. This will significantly change access to the staking area. Primary access will become ATV or snowmachine between miles 1.7 and Lost Creek. At the time of this writing, final plans have not been released. It is anticipated that there will be pullout/ staging area near mile 1.7. Beyond that point culverts will be removed from the existing road. The existing road will remain, but will not be maintained and primary access will become ATV, snowmachine, or walk in. Seasonal access with a 4x4 vehicle MAY be possible but is not guaranteed. Information about the Dalton Highway Reconstruction project can be found on DOT&PF’s webpage.
Climate:
The area has a subarctic continental climate with extreme seasonal variation. average January temperatures of –17° to 0° F and average temperatures in June of 57° to 74° F. The area receives approximately 11.5 inches of rain per year and 65 inches of snow.
Soils:
Soils are boreal forest & alpine scrub-gravelly colluvial slopes, as well as boreal subalpine-loamy colluvial slopes. The area is mountainous, and the soil is generally well drained.
Vegetation:
Mixed deciduous forest, evergreen, and shrubs.
Water Source:
Lost Creek to the NW and runoff streams typical to the terrain.
Title:
The state has title to the area under patent number 50-89-0479. The applicable state selection case file is GS 3502.
Fire Management Option:
The current fire management option for this area is Limited.
Game Management Unit:
The staking area is in Game Management Unit 20B.
Municipal Authority:
This area is not within the boundaries of an organized borough and is subject to State of Alaska platting authority.
Mineral Estate:
A majority of the area was closed to entry for locatable minerals (e.g. gold, silver, platinum, etc.) by Mineral Order (MO) 1053 (Closing). In the area not covered by MO 1053, Leasehold Location Order 33 restricts mining activity.
Allowed Uses:
Parcels are for recreational use only during the lease period; no commercial use or permanent residence is allowed during the lease. These restrictions no longer apply after the parcel has been conveyed into private ownership. Permanent residences are permissible once a parcel is under purchase contract.
Easements, Setbacks, and Other Restrictions:
DNR may impose staking setbacks from important public resources prior to staking. Setbacks and other restrictions are addressed in the decision process and indicated on the staking map. The following re-strictions are applicable to parcels within the Lost Creek II Staking Area: • 30 ft wide easements will be reserved along each side of existing trails through or along any staked site. • 50 ft Section line easements on each side of surveyed or protracted section lines that are within or along staked sites. • 30 ft wide public access and utility easements reserved along all inte-rior parcel lot lines. There is a 1600 ft staking setback from each side of the Trans Alaska Pipeline System (TAPS) encompassing the following easements: • ADL 418997 (natural gas pipeline right-of-way) • ADL 421297 (natural gas pipeline right-of-way) • ADL 421768 (broadband public utility easement) • ADL 421871 (forestry permit) Staking is prohibited in the following reserved areas (see map for de-tails): • SE¼SE¼NW¼ of Section 14, Township 8 North, Range 6 West, Fair-banks Meridian • NE¼SW¼NW¼ of Section 13, Township 8 North, Range 6 West, Fair-banks Meridian • SE¼NW¼SE¼ of Section 14, Township 8 North, Range 6 West, Fair-banks Meridian • Material sale site (ADL 418792) in the SE¼ of Section 15, Township 8 North, Range 6 West, Fairbanks Meridian. DNR may reserve additional areas for future public use and access prior to staking.
Improvements:
Prior to construction of any structure or waste disposal system, contact the platting authority for any permits or for required setbacks from water bodies, lot lines, and easements. All on-site waste water disposal systems must meet the regulatory requirements of the State of Alaska, Department of Environmental Conservation. Parcels may contain wetlands and may require Army Corps of Engineers (USACE) permits prior to placement of fill material. Contact USACE for information.
Improvements:
Prior to construction of any structure or waste disposal system, contact the platting authority for any permits or for required setbacks from water bodies, lot lines, and easements. All on-site waste water disposal systems must meet the regulatory requirements of the State of Alaska, Department of Environmental Conservation. Survey and Appraisal Costs:
The estimated survey cost for this area is $4,500 - $6,500 per parcel. The estimated appraisal cost for this area is $500 per parcel.
Comments:
Though not within staking boundary, please be advised that there are traplines in the general area.
